What Are the Signs Your Aging Roof Should Be Replaced?

Different roofing materials have different lifespans. For instance, asphalt shingles (the most popular type of roofing material in the country) have an estimated lifespan of 15 to 30 years while slate roofing (one of the most durable types of roofing materials) have an estimated lifespan of 80 to 100 years. As your roof approaches the end of its lifespan, you may notice some warning signs.

Here are the common warning signs of an aging asphalt shingle roof:

Warning Signs

  • Curling shingles – The layers of an asphalt shingle may start to peel away as a result of years of exposure to the elements. Minor peeling isn’t usually a problem, but if curling shingles are not immediately replaced, they may allow water to infiltrate your roof.
  • Extensive granule loss and bald spots on your roof – The top layer of asphalt shingles is embedded with granules to protect them from damaging ultraviolet (UV) rays. Some degree of granule loss is expected over the course of its lifespan. However, the adhesion of granules weakens as asphalt shingles age. If you start noticing bald, exposed spots on your asphalt roof, it would be a good idea to start planning a roof replacement.
  • Higher-than-expected electricity bills – As your roof ages, it becomes more leak-prone. If water manages to infiltrate your roof’s underlayers, your roof’s insulation layers may deteriorate, increasing the strain on your HVAC system.

Why Routine Maintenance Is Important

Important note: keep in mind these are just estimated lifespans. Without proper maintenance, your roof’s lifespan will be drastically shortened. How often should you have your roof inspected? As a general rule, your roof should be inspected by a roofing contractor at least twice a year.
