It is indeed a necessity to understand what type of commercial roofing your building needs. If not, you might install the wrong type for your property. You should start the selection process by looking at the benefits of each roofing type.
When it comes to flat roofs, BUR is a good choice. This type of commercial roofing has three or more layers of fiberglass membrane coated with hot asphalt, with a top layer of gravel or mineral blends. BUR is a cost-efficient roof that is resistant to weather, ultraviolet (UV) rays and mechanical damage.
Modified bitumen is a combination of hot asphalt (bitumen), plastic and rubber additives, which are layered between sheets of fiberglass or polyester. This roofing is typically used in residential low-slope systems. Although modified bitumen is similar to BUR, it’s easier to apply. These single-ply membranes are resistant to heavy traffic, punctures and tears.
There are three main types of single-ply membranes: EPDM, PVC and TPO.
EPDM Single-Ply Membrane is commonly known as rubber roofing. EPDM (ethylene propylene diene monomer) membrane is mainly a product composed of rubber, and it is very durable.
PVC or Polyvinyl Chloride is a sturdy, single-ply roofing membrane that is good for both residential and commercial roofs. TPO, or thermoplastic polyolefin, is a newer heat-welded, single-ply roofing membrane that is cheaper than PVC. TPO reflects solar heat, which makes it energy-efficient. TPO and PVC are both aesthetically pleasing, lightweight and highly resistant to wear and tear.
Despite the fact that metal roofing is quite costly, it requires little maintenance and has a lifespan between 50 and 75 years. Metal is highly resistant to fire, wind and impact. Metal roofing is also considered as a ‘green’ building product because of its recyclability and energy efficiency.
